These Terms govern your use of the NEX PATTAYA website and services (“we”, “us”). By browsing, registering, listing or contacting us through the site, you agree to these Terms. If you do not agree, please stop using the service.

1. Description of services

NEX PATTAYA is a real-estate platform that helps users find, view and connect with buy, sell and rent listings in Pattaya and nearby areas, and provides tools for agents to publish and manage listings. We may act as an information intermediary and/or provide brokerage services depending on the context of each matter. We are not automatically a party to any sale or lease contract between buyers, sellers or tenants.

2. User accounts

You must provide accurate and up-to-date information when creating an account and keep your login credentials confidential. You must not use an account unlawfully, fraudulently or in violation of others’ rights. We may suspend or terminate accounts that breach these Terms.

3. Listings and user content

Listing publishers are responsible for the accuracy, completeness and legality of listing details, prices, images and related documents. We may review, edit, refuse or remove listings that are inappropriate, inaccurate or contrary to law or our policies. Prices and currency conversions on the site are for reference only, may change, and are not binding offers until confirmed in writing by the relevant parties.

4. Acceptable use

You agree not to: • Scrape, copy or use automated systems in a way that unreasonably burdens the platform without permission • Publish false, defamatory, infringing or illegal content • Impersonate others or interfere with site operations • Use contact details obtained via the platform for spam or unrelated purposes

5. Intellectual property

Our logos, branding, design, software and original content belong to NEX PATTAYA or its licensors. You may not copy or commercially exploit them without written permission. You retain ownership of content you upload, but grant us a licence to display, store and distribute it on the platform to provide the service.

6. Limitation of liability

The service is provided “as is”. To the extent permitted by law, we do not warrant that all information is always accurate, complete or uninterrupted. We are not liable for indirect, incidental or consequential loss arising from use or inability to use the service, including transactions between users, except where liability cannot be limited by law.

7. Real-estate transactions

Any purchase, sale, lease or contract is the responsibility of the parties involved. You should verify title documents, legal conditions and seek professional advice where needed. NEX PATTAYA does not guarantee negotiation outcomes or successful completion of any transaction.

8. Suspension and changes

We may modify, suspend or discontinue any part of the service as reasonably required, including for maintenance, security or legal compliance.

9. Governing law

These Terms are governed by the laws of Thailand. Disputes shall be subject to the competent courts of Thailand, unless consumer-protection law provides otherwise.

10. Changes to these Terms

We may update these Terms from time to time. The update date appears at the top of this page. Continued use means you accept the latest version.
